We are please to announce to completion of this commercial unit on the Hyde Park Estate.  Working closely with the Architects and the project Surveyors, we were able to complete the project on time and under budget.

 

A lot of hard work, especially around the design elements of the works, have gone into this project to ensure we produced exactly what our client envisaged. A complete authentic brick feature wall has been restored in the basement to give the industrial feel to the space. A bespoke staircase, produced by our experienced joiners and expertly installed by our in house team. Our site team have done a wonderful job completing this project.

Gillingham Industrial Estate

Industrial Factory Refurbishment

Location – Gillingham, Kent

 

We have just completed the refurbishment works to an industrial factory in Gillingham, Kent for our new client Takenaka Europe GmbH. We were asked to remodel the internal layout of the existing floor plan to accommodate an additional production line to the existing plant.

 

Our works on the project were some demolition, spray paint all remaining internal metal cladding walls and ceilings, installing new jumbo stud partition walls and grid ceilings, installation of new fire doors, fire shutters, smoke curtains and high speed doors.

 

We also complete all the builders works for the substantial M&E works that will be carried out by East West Connect Ltd.

Cat A Refurbishment

 

Client – Grosvenor Estate

Contract Value - Circa £200k

Location – Mayfair

This CAT A office fit out involved the installation of new small power, lighting and data system spread over three floors located within a pedestrianised street in the heart of Mayfair. We also refurbished two external terraced areas and converted a former shed to a bright break out space increasing the available lettable space. The decision was made to repair and restore an existing tired timber floor instead of replacement.

Working closely with the client and the incoming tenant, several design changes where able to be realised during the construction process to tailor the end result to the delight of tenant and client alike.

The project was delivered on time and under budget.

September 2017 official instruction received,  we were tasked with redeveloping this combined residential & retail unit this as part of a major development scheme on the Hyde Park Estate.

Works included: 

Damp proofing to all adjoining walls with a hi tech sump drainage system

Underpinning works to the failing foundations, false ceilings and walls, new lighting, fire, plumbing & heating system, new kitchenette and WC, bespoke staircase, timber flooring and tiling 

New shop front

New pavement light

Newly tiled front entrance step finished with marble steps and risers

Grosvenor Gardens

Internal Refurbishment

 

Client – Grosvenor Estate

Contract Value - Circa £1.1m

Location – Belgravia, London.

 

A full scale Internal refurbishment of this attractive period building in the south of Belgravia, London. 

Works included lift refurbishment, remodeling of 16 WCs and 8 disabled WCs, full redecoration of the communal staircase including wide vinyl wall coverings, new ceiling tiles, cast iron radiators, carpet and stair nosings as well as well as architectural art deco features including floor signage & wayfinders. 

The front entrance and reception was completely refurbished including a new bespoke reception desk and mail cabinet, Italian stone floors and new decorative finishes throughout.

CAT A - Refurbishment

 

Client – Grosvenor Estate

Contract Value - £175K

Location – West End, London.

Works included internal re-modelling to provide open plan office space, full redecoration, replacement LED light fittings and floor coverings to transform this tired looking drab office into a bright airy workspace over three floors and to include an external terrace.

​The project was completed on time and on budget and to the delight of the client.

 

Grosvenor Gardens

CAT A - Refurbishment

Location – Belgravia, London

 

This category A refurbishment was completed within a very quick turn around of 4 weeks. Works included the demolitions and removal of glass partitions, removal of existing ceiling tiles, lighting, small power, perimeter trunking and an old kitchen.

Refurbishment works included a full service of the comfort cooling system, the installation of a new grid ceiling and LED flush lighting panels, new distribution board, small power, perimeter trunking and new floor coverings.

 

Central Avenue, Covent Garden

Internal / External Refurbishment

An extensive internal and external refurbishment project which involved the full replacement of the existing roof, installation of new self-cleaning glazing, complete redecorations to the internal shop fronts as well as external redecorations.

Due to its popular location, a high level of site management and client liaison required in order for the project to be undertaken safely and on time 

 

Grays Inn Road, City of London

Refurbishment

Location – Farringdon, City of London.

 

Recently completed, this on site staff office has been converted into a shower room for cyclists. 

 

The newly created space is comprised of 3 shower cubicles and 1 disabled wet room complete with WC and M Doc facilities. Additionally, we have installed bespoke melamine doors and full height double lockers. The installation also included new heating systems and mechanical extract, full rewire and new LED PIR/EMG lighting throughout.

 

This project was completed over a 7 week programme including input from our architect to agree and deliver the designs.

 

 

Cheapside, City of London

Refurbishment

Contract Value - £173,000

Location – Cheapside, City of London.

 

We have just completed the transformation of a commercial basement carpark in Cheapside, City of London. Turning 6 car parking spaces into a cycle centre for the storage for 60 bicycles along with a locker room with drying facility’s, we also reconfiguring another area within the basement to accommodate 3 shower cubicles.

 

Whilst under taking the basement works we were asked to complete out of hours refurbishment of the ground and 2nd floor reception areas, which entailed full decorations to both areas, to the ground floor we re-polished and re-grouted the existing marble tiles to bring them back to look new again and to the 2nd floor new Bolon flooring and fire rated double glass doors were also added.

This central London commercial redecoration project was carefully planned  due to the high level of foot & vehicle traffic in close proximity to our works. Public safety had to be at the forefront of our minds throughout the project.

At many stages throughout the programme, we were challenged but our site team were diligent and thorough; we are proud to say the project was completed on time and under budget; additionally we have been praised by many on the high quality finish.

Covent Garden Market, South Hall

Redecoration

This project presented  major challenges associated with carrying out the redecoration works within a very busy environment. This was undertaken outside of normal working hours using mobile working platforms instead of the use of scaffolding in order to significantly reduce the impact upon each market.  

 

Careful planning and protection of the market workers, patrons and tourists was vital to the success of this project to ensure that one of London’s most iconic buildings could continue with its trade with the minimum of inconvenience

With a lease agreement in place for a new tenant, it was critical that the fit-out works were completed within a contract period of 5 weeks. To achieve this PJH undertook works during normal working hours and over weekends and were pleased to be able to handover the office to our client 4 days ahead of the agreed completion date.

 

  • Stripping out of existing lighting, ceilings, partitions, floor coverings and kitchenette

  • Installation of new MF plasterboard ceiling

  • Design and installation of linear lighting inclusive of emergency provision

External Refurbishment

Working alongside Capco, this property is located within the prestigious location of Covent Garden. Works included cleaning the original stonework using the DOFF system, extensive brick and stone repairs, lead replacement, rebuilding of chimney stacks as well as complete redecorations.

 

This project had many different  aspects that required planning and structured management in order to successfully liaise with both the residential and commercial residents so that the works could be completed with the minimum amount of inconvenience being caused.

Jubilee Market, Covent Garden

Refurbishment and Redecoration

Contract Value - £233,000

 

Working alongside Capco once again, this project is still ongoing. Works have so far included cleaning of the original stonework using the DOFF system, extensive brick and stone repairs, lead replacement, complete renewal of all pigeon protection well as complete redecorations.

 

As this building is occupied with a bustling market place externally this project posed significant issues. Careful planning has been vital to the success of this project so far to ensure that both the market and gym could continue with the minimum of impact placed upon them.

Leadenhall Market

Redecoration

 

Client – City of London

Contract Value - £250,000

 

This project presented some major challenges associated with carrying out refurbishment works within a very busy environment. This was the second phase of the cyclical refurbishment carried out after we successfully completed the first phase in the previous year.

 

The access scaffolding had to be erected out of hours to ensure the market could continue with its trade with the minimum of inconvenience. The works involved structural repairs to the timber roof trusses and restoration of the historic artwork and sign work.

 

Careful planning and protection of the market workers, patrons and tourists was vital to the success of this job to ensure one of London's best loved markets could continue its vibrant day to day life unaffected.

This project included the conversion of the main internal storage area into an open plan office area for our contract management team, the remodelling of the existing office areas to create open plan areas for our accounts and administration teams as well as a new services area, server room, archive store and meeting room.

Cat A Refurbishment

This project was carried out under the Term Contract we are currently undertaking with the City of London. This year is our third year within the framework following successful completion of a previous five year partnership.

 

We were tasked with bringing a dilapidated, cramped office into a contemporary, bright open plan space. As well as the internal remodelling and redecoration, we also installed new data and power services to cater to the needs of modern business.

Commercial CAT A Refurbishment

 

Client – Grosvenor Estate

Contract Value - Circa £680k

Location – Mayfair

 

This highly impressive early Georgian townhouse was refurbished to a CAT A standard which included new small power, lighting and data systems. Spread across approx. 9000 sq ft and two buildings, the works were carried out to a very high standard whilst overcoming the challenges of installing modern facilities within a 18th century building whilst at the same time working with many original features. The project was further complicated due to the fact the ground and lower ground remained fully occupied during the refurbishment.

Working closely with the client and designer, this tired office space was transformed to a bright modern highly desirable commercial space in the heart of Mayfair.
